Smallholdings

Smallholdings For Sale UK

Small holdings with a few acres, stabling, outbuildings and room to grow your own.

A smallholding — or small holding — is the middle ground between a country house with a garden and a working farm: a home with enough land to keep livestock, grow food, plant an orchard or run a few horses, usually somewhere between two and fifty acres.

Our smallholdings for sale include Welsh hill holdings with stone barns, Devon and Cornish farmsteads with pasture, Scottish crofts, Pennine holdings with stabling, and cottages and farmhouses sold with paddocks, polytunnels and workshops.

Most buyers here are after self-sufficiency, space for animals, or a small rural income from eggs, lamb, veg boxes or holiday lets. Browse what is live below, or narrow by county.

What to look for in a smallholding

Land quality matters more than acreage. Well-drained, fenced pasture with a water trough in each field is far more useful than twice as much boggy ground with no stock fencing. Walk the land in wet weather if you can, and check how vehicles reach it.

Check the buildings honestly: stabling, a dry barn for hay and machinery, and a workshop are what make a holding practical. Ask whether any building has an agricultural tie or lacks planning consent, and whether there is three-phase power, mains water to the fields, or a borehole.

Also worth confirming: rights of way crossing the land, any grazing licence already in place, septic tank compliance, whether the holding has a County Parish Holding number for keeping livestock, and what the realistic time commitment looks like — a few acres and a flock of sheep is a daily job, not a weekend one.

Frequently asked

How many acres is a smallholding?

There is no legal definition, but most UK smallholdings run from about 2 to 50 acres. Around 5 to 10 acres is a common sweet spot — enough for a few sheep or a house cow, poultry, an orchard and a large kitchen garden, without needing farm machinery.

How much does a smallholding cost in the UK?

Price is driven by the house, the region and the land together. The same acreage costs far less in Mid Wales, Lincolnshire or Dumfries and Galloway than in Devon, the Cotswolds or the Home Counties. Comparing listings county by county is the quickest way to see the difference.

Can I make a living from a smallholding?

A full living is rare from a few acres alone. Most owners combine the holding with other work and add income from eggs, lamb or pork, veg boxes, a holiday let or glamping pitch, or a workshop business — usually subject to planning and licensing.

Do I need registrations to keep animals?

Yes. Keeping livestock in the UK requires a County Parish Holding (CPH) number from the Rural Payments Agency or devolved equivalent, plus a flock or herd number for sheep, cattle, pigs or goats, and compliance with movement recording and animal welfare rules.

Can I build on smallholding land?

Agricultural land carries no automatic right to build a house. Rural worker dwellings and permitted development for agricultural buildings exist but are tightly conditioned, and planning authorities test genuine agricultural need. Buy on the land as it is, not on what you hope to get consent for.

Is 'small holding' the same as 'smallholding'?

Yes — the two spellings are used interchangeably by sellers and search engines. You will see both on agents' particulars for exactly the same kind of property.
