1. Who you are contracting with

These Terms govern your use of the Hidden Homes UK website and services ("Service"), operated by Hidden Homes UK ("we", "us", "our"). By using the Service you enter into a binding agreement with Hidden Homes UK.

2. Acceptance

By accessing or continuing to use the Service you agree to these Terms. If you do not agree, you must stop using the Service.

3. The Service

Hidden Homes UK is a curated marketplace for character properties — cottages, barn conversions, farmhouses and period homes. We provide listings, search, saved-property tools, premium features for paying members, and tools for agents and sellers to list properties.

4. Your account

You must provide accurate information, keep it up to date, and keep your login credentials confidential. You are responsible for activity under your account. You must be of legal age in your jurisdiction and, if signing up on behalf of an organisation, have authority to bind it.

The Service, including software, design, branding and curated content, is owned by Hidden Homes UK or our licensors. We grant you a limited, non-exclusive, non-transferable right to use the Service within your chosen plan. You retain ownership of content you submit (e.g. listing photos and descriptions) and grant us a worldwide licence to host, display and process it solely to operate the Service.

7. Payments, subscriptions and refunds

Card payments are processed securely on our behalf by Stripe, our payment processor. Hidden Homes UK is the seller of record and is responsible for billing, renewals, cancellations and customer support relating to your subscription. Our refund policy is set out on the Refund Policy page.

8. Service availability

We work hard to keep the Service running smoothly but we do not guarantee that it will be uninterrupted, error-free, or that defects will be corrected immediately. To the fullest extent permitted by law we disclaim all implied warranties, including merchantability and fitness for a particular purpose.

9. Suspension and termination

We may suspend or terminate your access to the Service for material breach of these Terms, non-payment, suspected fraud or security risk, or repeated or serious violations of our policies. You may stop using the Service at any time. On termination, your right to use the Service ends; we may retain or delete your data in line with our Privacy Notice.

10. Liability

To the fullest extent permitted by law, our aggregate liability arising out of or in connection with the Service is capped at the fees you paid us in the 12 months preceding the claim. We are not liable for indirect, consequential or special damages, including loss of profits, data or goodwill. Nothing in these Terms limits liability for fraud, death or personal injury caused by negligence, or any other liability that cannot be excluded by law.

11. Indemnity

You agree to indemnify and hold us harmless from claims arising out of your content, your unlawful use of the Service, or your breach of these Terms.

12. Changes to the Terms

We may update these Terms from time to time. Material changes will be notified through the Service or by email. Continued use after the changes take effect constitutes acceptance.

13. Governing law

These Terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction over any dispute.
