This Privacy Notice explains how Hidden Homes UK("we", "us", "our") collects and uses your personal data when you use our website and services. Hidden Homes UK is the data controller for the personal data described here.
2. Personal data we collect
- Account data — name, email address, password (hashed), profile details.
- Listing data — for agents and sellers: property details, photos, contact information.
- Saved properties & preferences — items you save, searches, alerts.
- Support messages — anything you send us via contact forms or email.
- Usage & device data — pages viewed, actions taken, device identifiers, browser type, IP address, approximate location.
- Cookies and similar technologies — see "Cookies" below.
Payment card and billing details are collected and processed by our payment processor, Stripe, not by us.
3. How and why we use your data
- To provide the Service (creating accounts, showing listings, saving favourites) — legal basis: performance of a contract.
- To process subscriptions and orders — legal basis: performance of a contract; payment details are shared with Stripe (see Sharing below).
- To improve the Service (analytics, debugging, product development) — legal basis: legitimate interests.
- To keep the Service secure (fraud prevention, abuse detection) — legal basis: legitimate interests and legal obligation.
- To provide customer support — legal basis: performance of a contract / legitimate interests.
- To send marketing emails (e.g. our weekly newsletter) — legal basis: consent; you can unsubscribe at any time.
- To comply with the law — legal basis: legal obligation.
4. Who we share data with
- Service providers / subprocessors — hosting, database, email delivery, analytics and customer support tools who process data on our behalf under written agreements.
- Stripe, our payment processor, for processing card payments, managing subscriptions and invoicing.
- Estate agents and sellers — when you submit an enquiry about a property, your enquiry and contact details are shared with the relevant agent or seller so they can respond.
- Professional advisers — legal, accounting and insurance advisers when needed.
- Authorities — where required by law, court order or to protect our rights.
5. International transfers
Some of our service providers may process data outside the UK or EEA. When we transfer personal data internationally we rely on appropriate safeguards such as the UK International Data Transfer Agreement, EU Standard Contractual Clauses, or transfers to countries covered by an adequacy decision.
6. How long we keep your data
We keep personal data for as long as you have an account with us and for a reasonable period afterwards to handle support, legal and accounting requirements. When we no longer need it we delete or anonymise it.

- withdraw consent where we rely on it;

We use appropriate technical and organisational measures to protect your data, including encryption in transit, access controls and regular security reviews. No system is perfectly secure, but we take our obligations seriously.
