A great barn conversion sits in the middle ground between old and new — historic frame, modern living. Oak trusses left exposed, vaulted ceilings, glass gables, underfloor heating beneath the original threshing floor. The best ones still look like barns from the outside and feel airy and contemporary inside.

Barn conversions can be older (often 1980s-2000s) where the conversion is established, or newer 'permitted development' conversions under Class Q where a redundant agricultural building is given residential rights. Both have pros and cons — older conversions tend to have larger gardens; newer Class Q homes often have stricter design constraints.
Worth checking: whether the conversion has full residential consent (some have agricultural ties), the construction quality of the conversion, insulation standards in the roof and walls, and any restrictive covenants tied to the original farm.
Well-converted barns in good locations tend to hold value well — they're distinctive, often spacious, and supply is constrained. Quality of conversion, EPC rating and outdoor space all affect resale value.
Class Q is a permitted development right that lets redundant agricultural buildings be converted to dwellings without full planning permission, subject to conditions. It's a faster route but with stricter design limits than full planning.
Older conversions can struggle with insulation, especially in the roof. Modern conversions usually meet current building regs. Wood burners and underfloor heating are common.
