Small Cottages For Sale in Scotland

Every small cottage listing we have across Scotland — covering 11 counties and council areas, from village lanes to open countryside.

Scotland offers some of the best value character property anywhere in Britain — steadings, croft houses, stone cottages and small farms across the Highlands, Borders, Galloway and Argyll. Buying works differently here: offers go through a solicitor, the Home Report is provided up front, and missives replace the English exchange of contracts.

Buying small cottages in Scotland

Space planning matters more than anywhere else. Look at whether the kitchen can take a full-size appliance run, whether there is anywhere for a utility area or boot room, and whether the second bedroom is genuinely usable or a boxroom with a sloped ceiling. Storage is the thing most small-cottage buyers miss.

Ceiling heights and stairs are often tight in older cottages. If you are downsizing for the long term, check whether a ground-floor shower room is possible and whether the staircase is a steep winder.

Extending a small cottage is possible but not automatic. Listed status, conservation areas, Article 4 directions and neighbouring boundaries all limit what you can add. If your plan depends on an extension, speak to the planning department before you commit.

Finally, small does not always mean cheap. In the Cotswolds, the Lakes and coastal Cornwall, small cottages carry a premium because they work as holiday lets. In Wales, the Scottish Borders, Durham and Lincolnshire, the same cottage can be less than half the price.

Frequently asked

How much does a small cottage cost in the UK?

One and two bedroom cottages commonly range from about £120,000 in parts of Wales, the North East and Scotland to £350,000 or more in the Cotswolds, the Lake District and coastal Cornwall and Devon.

Are small cottages good first homes?

They can be excellent — lower purchase price, small garden, strong resale demand. Budget for period maintenance (damp, repointing, roof) and check heating costs, as many are off mains gas.

Can you extend a small cottage?

Often yes, but rarely freely. Listed status, conservation areas and Article 4 directions can restrict permitted development, and single-storey rear or side extensions are usually more achievable than adding a storey.

Are small cottages easy to resell?

Small character cottages in villages with a shop, pub or school typically sell quickly because they appeal to first-time buyers, downsizers and holiday-let buyers at the same time.

What is the cheapest kind of cottage to buy?

Terraced and end-of-terrace village or former workers' cottages, particularly in Carmarthenshire, Ceredigion, Dumfries and Galloway, County Durham and Lincolnshire, are consistently the cheapest entry point into a character home.
